  • Sitwell Surveyors focuses on low-volume high quality work, and so the level of detail of reporting, and the quality of customer care is greater than what you would find at a larger national firm.

    As standard all of our Home Surveys come with:

    • A background dossier (including checks for - listed status, conservation area status, flood risk, radon risk, subsoil and EPC)

    • 24 hour express turnaround

    At other firms these extras would be an added cost.

  • We cover all of London (anything within the M25). Occasionally we have availability in parts of Buckinghamshire, Oxfordshire, Hertfordshire and Berkshire - please contact us for further details.

  • a) If you cancel within 5 working days prior to the appointment date, there will be an administration fee of £99.
    b) If you cancel on the day, full charges will apply.
    c) All cancellations must be notified in writing at least 5 working days prior to the appointment otherwise charges in (a) and (b) apply.

  • a) If you rebook within 5 working days prior to the appointment date, there will be an administration fee of £99.
    b) If you rebook on the day, 25% of the survey fee will be additionally charged.
    c) All requests to rebook must be notified in writing at least 5 working days prior to the appointment otherwise charges in (a) and (b) apply.

  • Upon contacting our team, you will receive a personalised quote and payment link via email.

    We accept the following methods of payment:

    • All major credit cards, PayPal.

    All transactions are online, and you will be emailed a PDF invoice.

    Payments are taken up front in full, we do not offer financing.

  • All communication and reports are electronic, we are a paper-free business.

    You will receive your survey report as a PDF via email.

  • All of our survey reports have a 24 hour express turnaround as standard. This is inclusive of working business days only. 

    For example, if the inspection of your property is conducted on a Friday morning, the latest you will receive your report is Monday morning in the following week.

    If the inspection of your property is conducted on a Monday afternoon, the latest you will receive your report is Tuesday afternoon in the same week.

  • A Level 2 is the RICS standard level of home survey. It is appropriate for most property types. If you do not have specific concerns and just want an overview report on the condition of the property, this is likely to be the best option.

    A level 3 survey is the most detailed level of survey. It is the preferred option if you have specific concerns, or have an older more complex property.

    • Concealed areas - RICS surveys are visual inspections only and do not include concealed areas. 

    • Intrusive investigations - RICS surveys do not include intrusive investigations, such as taking up floor coverings or moving furniture. 

    • Communal areas - RICS surveys do not include communal areas, such as lifts in blocks of flats. 

    • Services - Electrics, gas, plumbing, or heating systems - RICS surveys do not include an in-depth inspection of these systems, but the surveyor can advise on what to do if they suspect a problem. 

    • Temporary outbuildings - RICS surveys do not include temporary outbuildings. 

    • Roof spaces in blocks of flats - RICS surveys do not include roof spaces in blocks of flats, unless there is a hatch in the flat. 

    • Leisure facilities - RICS surveys do not report on leisure facilities, such as pools, landscaping, and tennis courts.

  • As a general rule, we recommend Level 2 surveys for flats. 

    This is because flat inspections are usually much more limited in the amount of information that can be retrieved. For example, the surveyor may not be able to access the roof or inspect the drains.

    Of course, this is general advice and properties can be assessed for suitability on a case-by-case basis. If your flat is in a generally poor state of disrepair, a Level 3 might be the best option for your peace of mind.
